This project stands out for its sustainable approach across the luxury apartments, hotel, office building and retail spaces. The buildings feature high-performance insulation, with careful attention to airtightness throughout.

Apartment heating is provided through a connection to Fluvius’s district heating network, via a central heat station that supplies space heating (low-temperature radiant underfloor heating) and domestic hot water using waste heat. The Warmtenet Zuid aims to achieve this using renewable energy and waste heat from the port. To minimise distribution losses, Studie Tien developed a dedicated study focusing on thorough pipe and valve insulation, backed by rigorous on-site quality control.

The hotel is heated via a fossil-free system of air/water and air/air heat pumps. Domestic hot water for the hotel is also supplied via the sustainable district heating network.

For the retail zone, an air/water heat pump and heat recovery on the ventilation system were used. The offices feature climate ceilings and a 4-pipe air/water heat pump with heat and cooling recovery. Ventilation incorporates a heat recovery unit with an internal dehumidification heat pump.

All buildings feature BREEAM-compliant plumbing: centralised leak detection, low-flow fixtures and maximum rainwater recovery.

Lighting throughout uses high-efficiency LED with low specific consumption and smart lighting controls.

‘Green’ lifts with regenerative braking, variable-frequency motors and LED lighting were installed throughout.
